Google Reviews are your
most underrated SEO channel.

Most operators treat reviews as reputation. They are also a ranking signal — and the replies you write are doing more SEO work than the five stars themselves.

Walk into any self-storage office and ask the manager what drives new move-ins. They will say location, price, and that big sign on the highway. The honest answer in 2026 is closer to: whatever shows up in the top three Google results when someone types “storage units near me”. That is the pack. And the pack is mostly decided by reviews.

We have spent the last year watching how local search rankings move across hundreds of facilities on Facily. Why reviews move local rankings

You can spend a year SEO-tuning your homepage and not match the phrase “drive-up units off I-35” the way one happy tenant will in a single sentence.

Recency and velocity matter more than total count

Operators get fixated on the star average. The algorithm cares more about how often new reviews arrive and how recent the last one is. A facility with 80 reviews from the last 12 months outranks one with 400 reviews where the most recent is from 2022. Velocity signals that the business is alive, busy, and still earning opinions.

Replies are the secret half of the loop

Here is the part most operators miss. Google crawls and indexes your replies the same way it indexes the review itself. Every time you respond to a five-star review, you are publishing a new snippet of content on a high-authority domain (google.com) that is permanently associated with your business listing.

A reply is a free, indexed paragraph about your facility

Think of every reply as a tiny micro-page. If you write “Thanks!” you have published a useless one. If you write “Thanks Marcus — glad the 10×20 climate-controlled unit on our Lakewood property is working out for your move from Denver,” you have just published a sentence that contains your facility name, the unit type, an amenity, and a city — all the local SEO ingredients in a single, natural-sounding line.

Replies also lift conversion, which lifts rankings

Local rankings have a feedback loop. The more clicks, calls, and direction-requests your listing gets, the more Google treats it as the “winner” for that query, which gets you more impressions, which gets you more clicks. Studies from BrightLocal and Whitespark consistently show that 80%+ of consumers read owner responses before deciding whether to call. Skipping replies leaks demand at the exact moment the algorithm is measuring you.

The keyword opportunity hiding in plain sight

Now combine the two ideas. Reviews tell Google what your customers care about. Replies are content you write that lives on Google’s own property. The strategic move is obvious in retrospect: use your replies to reinforce the exact local keywords that drive move-ins for your specific facility.

Customer language is not always operator language

You sell “non-climate-controlled drive-up” — they search for “outdoor unit for my boat.” You operate a “multi-story facility with elevator access” — they search for “indoor storage near the Plaza.” Reviews show you which phrases your actual customers use. Replies are your chance to keep those phrases alive in the index.

You have read this reply. It is the cardinal sin of review SEO. Google’s spam classifiers caught up to it years ago, and future customers can spot it from orbit. A good keyword reply uses the customer’s phrasing once, naturally, alongside a specific human detail. One mention beats five.

What a great review reply actually looks like

The shape of a strong reply is almost always the same. Four moves, in roughly this order:

  • Name them. Real name. People notice when they’re addressed.
  • Echo a specific detail from their review — the unit type, the use case, the team member they mentioned.
  • Slip in one natural keyword tied to your facility’s local search target — a neighborhood, a road, an amenity that customers actually search for.
  • Close with a small invitation — a referral line, a note about the next time they need space, a thank-you from the team by name.

Done well, this is two sentences. Three at most. The discipline is what makes it work — long replies tilt into stuffing, short ones miss the opportunity.

Why most operators stop doing this by month two

Because it is dull, repetitive work that has to happen within a day or two of the review for the engagement signal to count. A regional manager with 14 facilities is staring at 50–80 new reviews a month, each of which needs a personalized, keyword-aware, brand-voice reply. The third week, the replies shrink to “Thanks!”. The fourth week, they stop.
